Whilst TMB are no longer accepting new business, you can rest assured that as an existing customer we want to give you all of the help and support you need if you’re moving home, looking for additional borrowing, wanting to move to a different rate or want to change your existing TMB mortgage.

We understand you might be worried about the rising costs of living - we’re here to help. To support you through this difficult time, we’ve introduced a range of options that could help you stay on top of your mortgage payments.

  • If you're planning to support the government scheme to house Ukrainian refugees, we're supporting you by making the process as simple as possible.

    You won't need to notify us if you're providing:

    • a room(s) in your own home (current limit of 2 lodgers will not apply)
    • a residential property you own (there’s no need to request consent to lease but you'll need to obtain a tenancy agreement)
    • your Buy To Let property (normal mortgage and letting conditions apply, and you need to obtain a tenancy agreement).

    It's important you consider whether by providing this support you are still able to afford your household bills, pay your mortgage and it doesn’t put you in financial difficulty. You may wish to look at any government guidance issued.

    You should also check with your building/contents insurer to see if you need their consent.

  • If you are on a variable rate and there is a change to the Bank of England bank rate we may change your interest rate and if we do we will recalculate your monthly mortgage payment. If we do recalculate your monthly repayment, we will let you know what your new payment is.

    If you are on a variable rate and want to fix your rate, we can offer help and support through a switch to the Bank of Scotland where a more suitable product may be available to you.   • We may be able to help you move to your new home through a switch to the Bank of Scotland where you may be able to take your current rate with you.   • Additional borrowing is a convenient way for you to release the value tied up in your property. Whilst TMB no longer offer this, if you require additional borrowing we may be able to offer help and support through a switch to the Bank of Scotland. By switching you would have access to the current Bank of Scotland products and rates including additional borrowing options.   • Your mortgage payment is based on the interest rate of your TMB mortgage. The interest rate can change and if it does, the monthly payment of your mortgage changes with it. If you are on a variable rate and there is a change to the Bank of England bank rate we may change your interest rate and if we do we will recalculate your monthly mortgage payment. If you are on a fixed rate and there is a change to the Bank of England bank rate your monthly mortgage payment will not be recalculated.

  • If you want to make changes to the date your payment is made, or change the bank account that your direct debit is paid from, call us on 0345 725 3253*. Please note that if your payment is due in the next 5 working days we will not be able to amend your direct debit until after the payment has been received.

  • Whilst TMB no longer offer product switches, we can offer help and support if you want to switch to a new deal with the Bank of Scotland.   • If you have a fixed or tracker rate mortgage and are still within the fixed rate period or the tracker rate period then there may be an Early Repayment Charge if you repay the mortgage within this period. Please refer to your latest mortgage offer for full details.

  • You may be able to decrease (underpay) the amount of your monthly TMB mortgage payment; however this is subject to certain conditions. If this option is not available to you with your TMB mortgage we can offer help and support through a switch to the Bank of Scotland where you may be able to extend your term or take a new deal.

  • You'll receive your annual mortgage statement after the anniversary of your mortgage completion date each year.

  • Yes, this is called a Certificate of Interest. Please call us on 0345 725 3253* and request one to be sent to you. Lines are open from 9am to 5pm Monday to Friday (excluding bank holidays).

  • You must have our agreement to rent out your home. If we agree, we'll charge an added rate of 0.5% on top of your existing interest rate for each year or part of year you have our agreement. Use our online calculator to see how your monthly mortgage payments could change.
     

    No longer renting out your home?

    If we’ve agreed for you to rent out your home and you’ve moved back in, please call us on 0345 725 3253* to let us know.
     

  • Lump sum overpayments are when you pay off part of your loan using a one-off payment. To arrange a lump sum payment or arrange a regular overpayment call us on 0345 725 3253*. Lines are open from 9am to 5pm Monday to Friday (excluding bank holidays).

    You may have to pay an Early Repayment Charge if you are making a lump sum overpayment during an Early Repayment Charge period.

    To find out if your mortgage is subject to an Early Repayment Charge and any concession that may apply please refer to your latest mortgage offer documentation or call us on 0345 725 3253*.

    If your mortgage rate is not subject to an Early Repayment Charge you can make unlimited overpayments.

    I want to increase my monthly payment?

  • You may be able to increase (overpay) the amount of your monthly TMB mortgage payment; however this is subject to certain conditions. If this option is not available to you with your TMB mortgage we can offer help and support through a switch to the Bank of Scotland where a more suitable product may be available to you.

  • Your local Mortgage Adviser will be able to advise you of the products available to you. You can find a local professional adviser by calling IFA Promotion Ltd on 0800 0853 250.
